What is an EICR?

An Electrical Installation Condition Report (EICR) is a formal inspection and test of the fixed electrical installation in a property: the consumer unit, wiring, sockets, switches and light fittings. It is carried out to BS 7671 and records any defects using the codes C1, C2, C3 and FI.

Do landlords need an EICR?

Yes. Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must have the electrical installation inspected and tested at least every five years, give a copy of the report to tenants within 28 days, and provide it to the local council within 7 days if requested. Councils can issue fines of up to £30,000 for breaches.

How much does an EICR cost?

Our fixed prices are £150 for a studio, 1 or 2 bedroom property and £200 for a 3, 4 or 5 bedroom property, including VAT. There are no hidden charges and you can book and pay online.

How long does an EICR take?

Most flats and small houses take 2 to 3 hours, and larger homes take 3 to 4 hours. The power will need to be switched off for part of the inspection.

How often do I need an EICR?

Rented properties need a new EICR at least every five years, or sooner if the previous report says so. For owner-occupied homes the recommended interval is every ten years, and when buying or selling a property.

What happens if my property fails the EICR?

If the report finds C1, C2 or FI items it is marked unsatisfactory. Landlords must have remedial work completed within 28 days (or sooner if the report states) and obtain written confirmation that the work has been done.

When will I receive my certificate?

Your digital EICR report is issued within 48 hours of the inspection.
